How much should I save for a house down payment?
Plan for the portion the lender will not finance plus stamp duty, registration, fees and moving costs. The total depends on the property, loan amount and state rules. Keep an emergency buffer separate, check the future EMI against your budget and divide the upfront target by the months until purchase.
The real upfront cost
Lenders in India typically finance up to 75–90% of property value depending on the loan amount, so you fund the rest — plus costs that cannot be borrowed.
| Component | Typical range | Borrowable? |
|---|---|---|
| Down payment | 10–25% of value | No |
| Stamp duty | 4–8% of value, varies by state | Usually no |
| Registration | ~1% | Usually no |
| Legal, valuation, processing | 0.5–1.5% | Sometimes |
| Interiors and moving | Highly variable | No |
On a ₹60 lakh property with 20% down, expect roughly ₹12 lakh of down payment plus ₹3–5 lakh of duties and costs. Plan for the total, not the down payment alone.
Where to keep the money
If your purchase is within three years, this money cannot take equity risk. Deposits, recurring deposits and short-duration debt funds are appropriate. A 20% market fall in the quarter you need to register is not a recoverable event — see mutual funds vs fixed deposits.
Do not empty the emergency fund
The down payment is a separate pot. Buying a home increases your fixed costs, so your buffer should be intact — arguably larger — on the day you move in.
Check the EMI before the target
Work out the loan you would need and its EMI with the EMI calculator. If that EMI plus existing obligations exceeds roughly 40% of take-home pay, the honest answer is a longer timeline or a smaller property, not a bigger loan.
A four-step plan
- Fix a realistic property value and compute total upfront cash
- Divide by months until your target date to get the monthly contribution
- Automate that contribution into a dedicated, low-volatility account
- Re-check yearly; property prices and duties both move
What to do today
Compute the full upfront number for a property you would actually buy, then set the monthly contribution. The financial goals guide covers pace tracking, and should you prepay your home loan covers what comes after.

Frequently asked questions
How much down payment is required for a home loan in India?
Lenders generally finance 75–90% of property value depending on loan size, so buyers typically fund 10–25% themselves, plus non-borrowable costs.
Can stamp duty be included in the loan?
Usually not. Stamp duty and registration are normally paid from your own funds, so budget them separately.
Should I invest down payment money in equity?
Not for a purchase within three years. A market fall arriving in your buying month cannot be waited out.
